Guildford’s average private rent reached £1,728 a month in May 2026, up 6.1% on the year, against £1,418 across the South East (ONS). It is an expensive town, and it is expensive for a reason: direct trains to London Waterloo, a large university, a major hospital, a research park, and a compact centre you can walk across in fifteen minutes.
If you are moving here, the single most useful thing to decide first is what you are optimising for — the commute, the campus, the hospital, or space. Those pull in different directions.
If you are commuting to London
Live within walking distance of Guildford station and pay for it. The premium for a short walk is real and it is worth it, because the alternative is a bus or a drive at both ends of a long day.
The town centre is where the flats are, and it turns over quickly — good news if you are looking now, because stock appears constantly. Charlotteville gives you a Victorian terrace within about ten minutes’ walk, with more character and usually more space per pound, at the cost of parking.
If you are at the University of Surrey
Onslow Village is the closest genuinely residential area to campus, and it is where a lot of postgraduates, researchers and visiting academics end up. It is a 1920s garden suburb, so you get houses with actual gardens rather than flats. More on the area.

If you are at the Royal Surrey
Charlotteville and the western side of town are the practical choices — both within walking or cycling distance of the hospital, which matters on shifts. The hospital is one of the town’s largest employers and there is a steady rental market built around it.
If you want space
Look east and north. Burpham is the family suburb — semi-detached houses, gardens, driveways, good schools and quick A3 access. Merrow runs out towards the Downs and offers the most space of anywhere in the borough, though you are committing to a drive or a bus into town.
Both trade walkability for square footage. If you have a car and children, that is usually the right trade. If you are commuting to London daily, it rarely is.
What you will need to rent here
Proof of income, referencing, ID, and a deposit. Expect an affordability guide of roughly 30 times the monthly rent as annual income. Relocating from overseas without UK credit history is the common sticking point — and since May 2026 the old workaround of paying six months up front is no longer available, because advance rent is capped at one month.
That makes a guarantor, or a company let arranged through your employer, the realistic routes if your referencing is thin. If you are being relocated by an employer, ask whether they will arrange the tenancy — corporate lets work differently and sidestep most of the referencing problem.

Timing your move
Avoid August and September if you can. The student intake tightens supply sharply and you will be competing for everything. Winter is considerably easier and you will have more negotiating room — though note that you cannot be outbid, since rental bidding is now banned and the advertised rent is the rent.
Practical things people forget
Council tax is on top of rent and varies by band — check the band before you commit, because it can be a meaningful monthly difference. How liability works during a changeover.
Parking. Much of the centre and the Victorian streets are permit-controlled. If you have a car, confirm what you actually get before you sign.
The EPC rating. It tells you what the place costs to heat. In a period terrace that difference can run to several hundred pounds a year.
You are not locked in. Fixed terms no longer exist — you can leave on two months’ notice at any point. If you take somewhere adequate to get here and want to move properly once you know the town, you can. How notice works.
