Merrow runs east from Guildford towards the Downs, and it is the most varied rental area in the borough. You have older cottages and period property along the Epsom Road corridor, substantial inter-war houses, and large modern estates built from the 1960s onwards. That variety is the defining feature for a landlord: there is no single Merrow rent, and comparables need to be chosen carefully.
The borough averaged £1,728 a month in May 2026, a 6.1% annual rise (ONS). Merrow spans a genuinely wide band around that figure depending on which part of it your property sits in.
Two markets in one area
The modern estates let to families and relocating professionals. Predictable layouts, gardens, driveways, decent energy performance. These are straightforward lets that price close to the Burpham end of the market and attract similar tenants.
The older property along the Epsom Road and towards the Downs is a different proposition. More character, more space, and considerably more maintenance. It attracts tenants with higher budgets who will pay for the setting — and who will also expect the property to be properly maintained, because at that rent they have options.
If you own the second type, be honest with yourself about the running costs before you set the rent. Period property in a semi-rural setting generates more callouts than a 1990s estate house, and how quickly you respond is now a compliance issue as well as a service one.
Space is the selling point
Merrow competes on square footage and outlook rather than walkability. You are not selling a ten-minute walk to the station — you are selling a bigger house and the Downs at the end of the road. Market it that way. Photograph the garden and the outlook properly, because that is what makes someone choose Merrow over somewhere closer in at the same rent.
Preparing a property for viewings matters more where the appeal is lifestyle rather than convenience.
Transport realities
Be straightforward about the commute. Merrow is a drive or a bus to Guildford station, and traffic on the Epsom Road at peak times is real. Tenants who discover this at the second viewing walk away; tenants who knew from the advert and came anyway are the ones who stay.
Off-street parking is effectively assumed here. A property without it will let, but to a much smaller pool.
Energy performance across the two stocks
The modern estates are mostly already at C or a short step from it. The older property is where the work sits — solid walls, single-glazed original windows in some cases, and heating systems that have been extended piecemeal over decades.
With EPC C targeted for 2030, the cheap measures are worth doing now regardless: loft insulation, cylinder and pipe insulation, controls and lighting. They cost little and they move the rating. The expensive decisions — solid wall insulation, whole-house glazing — are worth modelling per property, and worth aligning with a void rather than attempting around a sitting tenant.
Larger houses and HMO risk
Merrow has plenty of five and six-bedroom houses, and some landlords let them to sharers. That can work well, but check the licensing position first — the threshold catches more properties than people assume, and knowingly permitting HMO over-occupation carries penalties up to £20,000. If the property is genuinely a family house, letting it as one is usually the lower-risk and lower-hassle route.
