Flexibility on tenancy terms often matters more than the headline rent figure. Corporate tenants and their relocating employees frequently prioritise flexibility — the ability to align a tenancy with an uncertain assignment length, for instance — over squeezing the lowest possible rent out of the arrangement. A landlord able to offer genuine flexibility on terms may find they can command a stronger rent overall from this segment, rather than needing to compete purely on price.
Location priorities differ from the standard tenant search. Proximity to the business parks along the A3, or a straightforward and reliable commute to the station for access to Waterloo, tends to outweigh other factors that matter more to different tenant groups — proximity to specific schools, for instance, matters less to a relocating single employee than it would to a family relocating together.
Presentation and professionalism of the letting process itself matter disproportionately to this audience. Corporate tenants, and the relocation agents or HR departments sometimes involved in the process on their behalf, tend to expect a more formal, responsive, professionally managed letting experience than some parts of the standard residential market might demand — slow responses or an informal, ad hoc process are more likely to lose this type of tenant to a competing property than they might with a different tenant demographic.
Where landlords tend to underprice this opportunity. A property well-suited to the corporate market — well-presented, well-located relative to the business parks or the station, with the landlord able to offer genuine flexibility — is sometimes marketed and priced as a standard residential let rather than positioned specifically toward the corporate audience it could realistically attract, leaving value on the table that a more targeted approach could capture.
