Onslow Village is the planned garden suburb west of the town centre, built from the 1920s, and it is Guildford’s most academic rental area. The University of Surrey’s Stag Hill campus, the Surrey Research Park and the Royal Surrey County Hospital are all within a short drive or a walkable distance, which gives it a tenant base that most of the borough does not have.

Borough-wide, Guildford averaged £1,728 a month in May 2026, up 6.1% year on year (ONS). Onslow Village’s housing stock — largely semi-detached and terraced houses with proper gardens — tends to sit around and above that, because it offers space that the town centre cannot.

Who rents here

Academics, researchers, hospital consultants and relocating families. This is the part of Guildford where a family arriving from overseas for a three-year university or research post most often ends up. That matters commercially: those tenancies tend to be longer, better referenced and lower-maintenance than average.

It is also a genuine corporate relocation area, for the same reasons — space, greenery, and proximity to the research park. If your property suits that market, corporate lets work differently from ordinary tenancies and are usually let furnished.

What lets fastest

Three and four-bed houses with a real garden and off-street parking. The garden is the point of Onslow Village — it is what the suburb was designed around, and tenants choosing here are choosing it deliberately over a flat in town.

Unfurnished usually outperforms furnished for the family market, with the exception of shorter corporate and academic lets where furnished is expected. Which way to go.

The covenants nobody mentions

Parts of Onslow Village carry historic covenants from the original garden-suburb trust, and some restrict alterations or use. If you are considering converting a property to an HMO, adding a large extension, or changing anything externally, check your title before you spend money. This catches out landlords who bought recently and assumed permitted development was the only constraint.

The same caution applies to pets. You can only refuse a pet request for a reason that is genuinely reasonable, and a restriction in a lease or covenant is one of the few that qualifies — but you need to actually have one. What counts as a reasonable refusal.

Energy performance

1920s and 1930s stock here is usually cavity-walled, which is good news. Cavity fill plus loft insulation to current depth is often enough to move a property from D to C, at a cost measured in hundreds rather than tens of thousands. That puts Onslow Village in a much better position than the Victorian terraces closer to town ahead of the 2030 EPC C target.

Worth checking whether the cavities were filled years ago — a surprising number were, and the current EPC may not reflect it.

Letting to the university market

If you let to students here, the possession rules changed significantly. Student HMOs now rely on Ground 4A, which requires four months’ notice and only allows possession between 1 June and 30 September. That means the decision about next summer has to be made during the autumn term. The timing in full.
