There’s no single correct answer to whether a Guildford rental property should be let furnished or unfurnished — the right choice depends heavily on the specific location, property type, and the tenant demographic the property is most likely to attract.

Where furnished tends to perform better. Properties near the University of Surrey, and more generally in areas with strong demand from students, postgraduates and young professionals relocating for work, tend to let faster and generate stronger interest when furnished. This tenant group is more likely to be moving into the area without their own furniture, whether from a previous rental that was already furnished, from living with family, or from relocating some distance for work or study — the practical convenience of a furnished property removes a real barrier for this demographic specifically.

Where unfurnished tends to be preferred. In areas with stronger demand from families and longer-term tenants, unfurnished properties are often the better fit. Families in particular frequently already own furniture, sometimes accumulated over years or decades, and would need to arrange storage for it if moving into a furnished property — a genuine deterrent for this tenant type. Unfurnished properties also tend to attract tenancies that run for longer overall, since tenants who’ve invested in moving their own furniture in are, on balance, less likely to move again quickly.

The inventory matters regardless of which route you choose. A detailed, dated inventory with clear photographs is essential either way, but it becomes especially important for furnished properties, where the volume of items that could be disputed at checkout is considerably higher. A poorly documented or skipped inventory is one of the most common sources of avoidable deposit disputes, and the cost of doing it properly at the start of a tenancy is trivial compared to the time and friction involved in an unresolved dispute at the end.

If genuinely unsure which suits a specific property. Rather than guessing, it’s worth looking at what’s actually letting fastest on comparable streets nearby right now, rather than relying on general assumptions about the area. Guildford’s rental market isn’t uniform — a street close to the University may have very different tenant demand from one closer to the business parks or the station, even within a relatively short distance, and the furnished-versus-unfurnished decision is genuinely one that benefits from being made against current local evidence rather than a general rule of thumb.

A middle option worth considering. Part-furnished — providing key items like white goods and perhaps beds, while leaving softer furnishing decisions to the tenant — can sometimes capture some of the benefit of both approaches, though it requires being genuinely clear in the listing about exactly what’s included, since ambiguity here is itself a common source of early tenancy friction.
