Charlotteville is the grid of Victorian terraces on the southern slope below Pewley Down, and it is one of the most consistently lettable pockets in Guildford. It is walkable into the town centre and the station, it sits close to the Royal Surrey County Hospital, and the housing stock is almost entirely period terraced — which shapes both who rents there and what you will spend on it.
Guildford’s borough-wide average private rent was £1,728 a month in May 2026, up 6.1% on the year (ONS). Charlotteville sits in the part of the borough where walkability supports the upper end of that, though the range across the area is wide and depends heavily on condition.
Who actually rents here
Professional sharers and couples, and a steady flow of hospital and university staff. The Royal Surrey is a large employer with a constant turnover of clinical staff, many of whom want somewhere they can walk or cycle to. Charlotteville does that better than almost anywhere else in Guildford.
You also get young professional couples priced out of buying, and postgraduate and academic tenants who want the town rather than the campus. What you get less of is families with school-age children, because gardens are small and parking is difficult.
What the housing stock means for you
Victorian terraces are lettable and desirable, and they are also the properties most exposed to the coming energy standards. Solid walls, suspended floors, original or early-replacement windows. Most sit at D or E on the EPC.
With minimum EPC C targeted for 2030, this is the housing type where the gap between where you are and where you need to be is largest and most expensive to close. If you own here, get a current EPC and read the recommendations page now rather than in 2029.
Damp and condensation are the other period-property issue, and they matter more than they used to. Awaab’s Law is being extended to the private sector, which will put fixed timescales on responding to damp and mould reports. In a solid-walled terrace with limited ventilation, that is a live risk rather than a theoretical one — and badly specified internal wall insulation makes it worse, not better.
Parking, and why it moves the rent
Most of Charlotteville is permit-controlled and most houses have no off-street parking. A property with a garage or a hardstanding commands a genuine premium and lets faster. If yours has neither, be straightforward about it in the advert — you will get fewer enquiries but better ones, and you will avoid viewings that end at the kerb.
HMO or single let
Three-bed terraces here work as professional sharer lets, which pushes some landlords towards an HMO model. Before you go down that route, check the licensing position properly — three or more people forming more than one household can bring you into scope. HMO licensing in Guildford catches more properties than people expect, and the penalties for getting it wrong reach £20,000.
Pricing it
Condition does more work here than in newer parts of the borough. Two identical terraces can be well over £200 a month apart on the state of the kitchen and bathroom alone, because tenants viewing period property are actively looking for signs of neglect.
